In 2025, Romania experienced a 14.4% increase in housing prices, the highest in Europe, reaching an average of €1,917 per square meter. The country ranks fourth for the cheapest housing in Europe, following Turkey, Serbia, and Albania. The study by Deloitte highlights that most European countries saw rising housing prices, with significant increases in Romania, Croatia, Slovakia, and Hungary. Factors such as limited housing supply and regulatory constraints contributed to the price surge in Romania. Major cities like Munich and Amsterdam have higher average prices than Luxembourg, while Cluj-Napoca leads in Romania with €3,137 per square meter. Future price increases are anticipated due to ongoing supply limitations.
