One United Properties plans significant changes over the next five years, aiming to consolidate income-generating properties into a REIT. The company targets a portfolio exceeding 300,000 sqm valued over one billion euros. A new entity, One Income Properties, will manage rental assets, which currently represent 23% of total assets, with a proposed dividend yield of 7-8%. The company expects to double its net operational income from commercial assets to 40 million euros by year-end. The establishment of the REIT is contingent on the approval of relevant legislation in Romania, which currently lacks such regulations. CEO Mihai Păduroiu mentioned ongoing projects for a billion-euro rental portfolio by 2031, focusing on various acquisition strategies. If Pavăl Holding ceases expansion, One United Properties could become Romania's largest office space owner, currently holding 195,000 sqm.
