Bucharest's office market is strengthening due to increased demand from relocations and limited new supply, with IT&C sector leading the way. New demand accounted for 73% of leasing activity in the first half of the year. Vacancy rates fell to 11.6%, the lowest since 2020, while total leased office space reached 109,500 sqm. Despite a 10% decrease in overall leasing activity compared to last year, the IT&C sector contracted nearly double the space compared to 2025. The market faces a short-term supply deficit, maintaining upward pressure on prime rents, which range from 21 to 26 euros/sqm/month. Future projects are underway, but the limited supply continues to challenge companies seeking quality spaces.
