Microsoft, Meta, Oracle, Amazon, and Alphabet have committed to future lease payments totaling approximately $1.09 trillion for AI data centers. This amount significantly exceeds their recorded lease obligations of $285 billion. The difference arises from accounting rules, as these contracts are recognized as liabilities only when operational. If AI service demand continues to rise, these data centers will support cloud service development. However, a market slowdown could lead to high costs for underutilized capacities. Oracle has the highest exposure with $260 billion in unstarted leases, while Microsoft leads in project commitments with $329.1 billion.
