Colliers: Piața rezidențială încetinește, dar rămâne rezilientă. Bucureștiul recuperează, iar evoluțiile diferă tot mai mult de la un oraș la altul
The Romanian residential market has slowed down in the first half of the year, with a slight decrease in transactions. Bucharest showed resilience, with only a 2% drop in apartment sales compared to 2025. Nationally, sales fell by about 9%, but remain above pre-pandemic levels. High inflation and expensive loans have made buyers more cautious. The supply of new housing is limited, with only 59,000 units delivered in 2025, the lowest since 2017. However, construction activity is increasing, with a 16% rise in residential building work. The market shows significant differences between cities, with Cluj-Napoca and Iași experiencing larger declines in transactions. Despite challenges, interest in home buying remains strong, supported by a resilient labor market. The recent extension of the reduced VAT deadline may influence future transactions.
