In the first nine months of 2026, Bucharest's net office space demand exceeded 93,000 sqm, marking a 6% increase from the same period in 2025. Total leasing transactions reached 140,388 sqm, down 14% year-on-year. New leases accounted for 67% of the total, while renewals and subleases made up 32% and 1%, respectively. The demand structure indicates a diverse market, with 42% of contracted space from new entrants and 36% from relocations. The technology sector led demand at 34%, followed by energy and industry at 26%. Average leased space decreased to under 1,000 sqm, reflecting hybrid work models. Accessibility remains crucial, with 72% of transactions near metro stations. The market anticipates a more dynamic development phase in 2027 and 2028, with nearly 200,000 sqm of new projects planned.
