Categoria de locuințe unde TVA-ul a urcat de la 9% la 21%: Cu cât va crește prețul apartamentelor
Starting October 1, the VAT for new housing in Romania increased from 9% to 21%, significantly raising costs for buyers. This change was delayed from August due to a cyberattack on ANCPI systems. Buyers had a grace period until September 30, 2026, to sign contracts at the lower rate. The VAT hike translates to substantial price increases, with a 300,000 lei home costing an additional 36,000 lei. Exceptions exist for social buildings, but they do not benefit regular homebuyers. Additionally, new apartments have become smaller yet more expensive, with average prices rising nearly 50% over three years, while usable space has decreased by up to 5%.
